Yes, we offer self-guided tours 7 days a week.
Can I apply online?
Yes, all applications must be completed through our website.
What is needed to complete an online application?
An application fee and holding deposit are required as part of the application process.
Applications, Qualifications & Fees
What are the requirements to apply for an apartment?
Applicants must complete an application and meet community qualification requirements, including income and screening criteria.
What are the income requirements?
Gross household income must be at least 2.5 times the monthly rent. If applying with a co-signer or guarantor, they must demonstrate a gross income of at least 3 times the monthly rent.
What documents are needed to apply?
Two months of payroll-generated pay stubs. Self-employed applicants must provide three months of bank statements and an IRS Wages & Income Transcript.
Are there application fees or deposits required?
Yes.
What is the application fee?
$66.92 per applicant who is 18 years of age or older. Application fees are non-refundable.
What is the required deposit?
A $250 holding deposit is due with the application. Security deposits are $500+.
Pets
What is your pet policy?
2 pets per home.
Are there breed restrictions for pets?
Restricted Breeds: Rottweiler, Pitt Bull, American Terrier, Akita Inu, Staffordshire Terrier, Bull Terrier, Alaskan Malamute, Doberman Pinsher, Chow, German Shepherd, Presa Canario, Siberian Husky, Husky
What pet fees are required?
A $500 pet deposit is required for each pet.
How much is pet rent each month?
$65 per month. Pet fee and deposit are waived once we receive proper documentation and it is approved.
Parking
What parking options are available?
Reserved Garage Spaces, Unreserved parking lot uncovered spaces.
Is guest parking available?
24hr guest parking. After 24 hours, cars without proper tags will be towed.
Can I reserve a parking space?
Yes, garage spaces can be reserved based on availability.
Are garages available for rent?
Yes, based on availability.
Lease Terms & Renewals
What lease terms are available?
3 - 12 months
Do you offer short-term leases?
Yes, pricing can change per term.
How do lease renewals work?
Renewal offers are sent to resident, and they are able to select an option on their portal or reach out to the office to discuss them. Recertification of tenant income (TIC's) are required to be completed before signing the renewal lease. This requires each adult applicant to provide 3 recent, concurrent paystubs as proof of income.
Can I renew my lease for a different lease term?
Yes, residents can request a different lease term than what was offered in their renewal offer, but it is subject to availability and approval.
Utilities, Internet & Packages
What utilities are included with my apartment?
Water, sewer, and trash, gas are billed separately through the resident portal or community app. Residents are responsible for establishing and maintaining their own PG&E account.
Is internet included?
Xfinity community internet will be available beginning September 2026, but internet is a separate charge based on package.
How are packages delivered?
Packages are delivered to your unit by the delivery providers directly.
How do I submit a maintenance request?
Maintenance requests can be submitted through the resident portal or community app.
How long does maintenance take to complete requests?
Please allow our team up to 48 hours to complete your service request.
